Moving into a Miami condo
Get the building's move-in rules in writing as soon as you can. Typical requirements:
- Elevator reservation on set days and hours, often not on weekends.
- Certificate of insurance naming the association and management company.
- Move-in deposit or fee, and sometimes approval from the association first.
- Loading dock limits, including truck height. Many docks can't take a tractor-trailer, so a shuttle may be needed.
If your delivery window is wide, tell the building early and ask how flexible it can be. We can narrow the window as your truck gets closer.
Miami neighborhoods
Miami Beach adds traffic and limited parking. Coral Gables and other older neighborhoods have tree canopies and streets that can restrict truck size. Delivery in Brickell or downtown usually means a dock and a booked elevator.
Hurricane season and humidity
Hurricane season runs June 1 through November 30. Keep some flexibility, keep documents with you and review your valuation coverage before loading. Humidity is constant, so give furniture and instruments time to adjust and ventilate any boxes you keep in storage.
